I followed the tips in this article and removed the motor in about 10 minutes. I needed a utility knife to free it from the drywall but it was quite easy. I purchased a replacement kit for $25 and intalled the new unit in a few minutes. Don't follow the instructions on the Lowes web page. They suggest buying a whole new fan unit, cutting a patching drywall, reparing and painting. Way too much work.
